Tax credit apartments HUD compliance problems

There are thousands of affordable housing apartments going up across the country. They are also known as “low income housing tax credit” properties; admission and rent is based on an applicants’ income as well as a median formula for the part of the country. The apartments can be valued at over 00 per month. Applicants are offered a reduced rent (example 0-800) in exchange for the owner complying with HUD regulations; the owner receives tax credits for keeping the rent low. Rittenhouse Square of Los Angeles receives public tax credits and was created with public local, state, and federal funds. The poster and photo were created by the owner of this Youtube site. Rittenhouse is operated by Thomas Safran Associates of Brentwood, California and has been charged with non-compliance with HUD 4350 procedures and 24 CFR 5.609 regulations. Government officials have admitted that there is no agency set up to take complaints from applicants to these apartments. Applicants have no equal protection under the law. Tax credit apartment properties were created by Congress in 1989.I f you apply for affordable low income tax credit apartments, the owner must consider about 16 exclusions to income [see 24 CFR 5.609(a)]. Each state has its own agency that gives out the millions in tax credits and is supposed to “monitor” these properties for compliance.     RACISM IN AMERICA: Seems like many people are not paying attention to racism in this country. Seems like maybe people don’t feel the plight of people of color affect people not of color. Of course who wants to be treated like a Black person. That is why there is a choice on this site that more people will identify with a car than they will with the people mandated to sell and maintain the car. Glamor over substance.     The most important defense to an action for defamation is “truth”, which is an absolute defense to an action for defamation. A defense recognized… is “opinion”. If the person makes a statement of opinion as opposed to fact, the statement may not support a cause of action for defamation. A defense similar to opinion is “fair comment on a matter of public interest”. Note: In California the tax credit allocation committee supervises all tax credit properties like Thomas Safran Associates’.

    Mr. Spert: Typically, the elements of a cause of action for defamation include:

    1. A false and defamatory statement concerning another;
    2. The unprivileged publication of the statement to a third party (that is, somebody other than the person defamed by the statement);
    3. If the defamatory matter is of public concern, fault amounting at least to negligence on the part of the publisher; and
    4. Damage to the plaintiff.

    The spertuslaw knows retaliation, because someone has opposed discrimination, is unlawful. I encourage viewers to go the other websites and read the documents. Can you guess who the government supervisor of TSA is? Should TSA be allowed to destroy the applications of Blacks? Call the tax credit allocation committee at 916-653-2995 and give your opinion about TSA and should they be allowed to ignore federal regulations by not excluding sporadic income.

    To “Spertuslaw”: Evidence of TSA’s actions has been turned over to the United States Congress (Senator Diane Feinstein and others) and the IRS. HUD policy says in black and white (and federal regulations say in black and white) that the income of Black citizen Johnson was within the limits, not over. TSA has been charged in writing repeatedly with fraud, unfair business practices, deceptive business practices, and non-compliance with HUD 4350 and 24 CFR 5.609.

    It seems “spertuslaw” disagrees with the views of this site. Using government monies in an unauthorized manner as in tax credit properties such as TSA is a crime that can be reported as fraud and prosecuted as such by the United States Attorney General.

    This Video contains false and defamatory statements about Thomas Safran and his company that are patently untrue. The Video was posted by legaladvocate71 (Geary Johnson) who was denied low income housing because his income was too high. He responded posting this defamatory video claiming that Thomas Safran has been charged with crimes and has violated the laws, which is not true and is defamatory. Please help by taking down this Video. Thank you.
