NEED LOOPHOLE TO GET RID OF TENANT IN NEWARK, NEW JERSEY?

We purchased a bank owned reo 2 family property in Newark,NJ. The property came occupied with a tenant paying very low rent. She is paying $850 for an apt. that is worth $1,600-$1,650. She claimed she wanted to buy the property, but as soon as we gave a contract she started playing games. She does not have a lease or anything. I was thinking I would transfer the deed to my personal name or to someone else’s, and evict her on the groudns that I would like to live there, would that work?? what other ideas or options do I have?
do you have any info on this?
would I be able to claim that I am evicting her on the grounds that I want to live there myself ( I now I can do this), and then since I am not going to live there, transfer the deed to a new entity, so they can’t come after me, would this work?
legally in nj, I know you can only raising someones rent more than 10-12%, is considered unreasonable in court, and I would not be able to, as her rent is currently $850 and market rate if $1600

As the new owner, you have the right to set the rent price. This is done at time of lease renewal. Your new tenant has a month to month so you can theoretically change the rent every month if you wanted to. If your tenant does not like it, she has the option to move.

relocate – where to start?

In NJ I own a home, 3 kids and a dog and money in savings.

Looking to relocate to either Midland TX or Raleigh NC but I dont know how to start
1 – sell our home
2 – rent for now
then search for jobs
sell and move and then look for a job..
or find a job – have one of us move – get an apt then sell home then move

any advice..

Tenant on Tenant Harrasment??!? Or is she just crazy?

Recently my husband went missing. In the end, he had gotten mugged, hit on the head and dumped. He was told if you go home you’ll find ur wife and child dead. He went into a kind of shock, and didn’t come home for 2 weeks. When he did come home finally, he looked *and smelled* like he hadn’t eaten for 2 weeks and had been living in bushes and run down buildings.
While he was gone, my neighbor was telling me stories about how she had contact with him, how he ran off with some girl to NJ and all this crazy shit. A LOT of crazy shit.
Now that he’s back, she’s telling him I had guys up in our apt. and i had sex for money to pay the rent. In reality, my father gave me a check for the rent, so I wouldn’t lose my home. She tells him that my new job is actually me being a whore, and i had to show my husband my Hours sheet to prove i actually had work.
I never should have listened to her before. None of what she ever said made sense. But now I want to know what to do to get rid of her.
With me showing my husband my hours, it was more me showing him . I had to show him, he didn’t ask for them. He came to pick me up on my first night and she barraded him with all this “information” about me being a whore, and that I’d be walking down a street to meet him, rather than coming from the place where i work. I needed to show him that, it’s not that he asked for it.
I have barely even looked at her since my husband came home, because then it was obvious all she said when he was missing was lies. He could have been found if she had kept quiet. >^<
She doesn't know how I payed my rent *i asked my father for the money* and she knows nothing of my new job. She’s coming up with absolute shit and turning and telling my husband. Just like when he was missing and i was going thru it, he said, he knows it’s all bull, but then it sticks in ur head and you can’t get rid of it. >^<
I'm calling my LL today and telling him, and maybe pressing to get her evicted. should I do that?

You ignore her. If she continues to harass you, call the police. Tell your landlord you are having difficulties with her – your landlord may be well aware of her mental state!

Can you get fired for moving further away from work?

I applied @ an apt complex in PA but work in NJ which I liked and it’s 60 miles one way from my job, and would naturally have to get up to leave the house by 6:20 AM so the traffic wouldn’t be too bad. I timed it one morning when I was down there staying over at a friends and it was about an hour and 10 min.

I’m not a hospital worker, fireman, cop, etc. where being close is of the essence.

I already put HR down as the contact. Wanted to rent there b/c 9 times out of 10 I’m always going to the area for recreation/friends/bf and it’s cheaper to live there.

Probably being stupid but, and sitting here nevous waiting. Wondered what others thought.
Forgot to mention/important:

I have 5500.00 in the bank to account for the gas, and yes, this is part of a bigger plan to get a job closer to where I live, but want to hold on to my job for at least 6-7 months, they give out bonuses and can get 10% of my salary.

Can’t get an apt w/o a perm job, can’t get job w/o being local to it. This is a stepping stone.

Just worried b/c for now, I need my job!

HOUSING DISCRIMINATION?

I wanted to know if the following situations present as housing discrimination. We live in a non-owner occupied single-family home in NJ. There is a garage 1-bdrm apt on the premises also rented. The landlord has done the following:
US: We wanted a dog, “no pets” clause in Lease; asked again if we could have a dog, told no, and never did.
THEM: Allowed new tenant to have a large, noisy dog who moved in 1 yr after us. When confronted LL stated “he was supposed to bring the dog to work w/him” (he’s not disabled).
US: Rent to be paid on 1st, no later than 5th or $50 fee. Took us to court when late 10 days (late because had surgery to remove cancer tumor).
THEM: Allows tenant to pay rent in installments. Always, late, never taken him to court for non-payment or lateness.
US: Utilities to be placed in our name.
THEM: Utilities still have not been switched over in 8 months to tenants name in Landlord’s name. Landlord took us to court because we were late with our sewer bill (case thrown out).
US: Black woman married to Hispanic man
THEM: White

Reading on housing discrimination, does this apply?

Well, he didn’t discriminate when he let you and your husband move in. So in that case at least we know that he is not prejudice. I really don’t understand why he let them have a dog and not you. Did the tenant lie and tell the landlord that he needed it as a working dog. Does the dog perform tasks or assists with the tenants needs, is the other tenant disabled in any way. If is a working dog, the landlord has to let him have it, if it is needed. As far as the rent being paid in installments, it may have been set up that way in the lease when they moved in. The utility thing, I really don’t understand. Are you sure that the other tenant isn’t paying him extra for utilities included in his rent? It may be possible that the other tenant couldn’t put the utilities in their name because they had bad credit, or owed the utility company money to put it back on. You would really have to know under what the circumstances are with the other tenants before you pass judgment. It may be that he is discriminating against you, but you need to get the whole story before you judge. I am sorry you feel offended, and I hope you can get the straightened out. Have you confronted the landlord about all of these concerns?
