Your Questions About Income Based Apartments

Joseph asks…

Does an apartment manager have to know about your paypal account if your rent is based on income?

ok so im 18 and my moms apartment is based on how much income(subsidized), and so on my birthday my family gave me a lot of money, like $500.
And my mom said i cant put it in the bank and i have to keep it as cash, because if it goes in my bank account then the apartment manager will think it’s “income” or something when it’s just birthday money and then the apartment’s rent will go up..

I have a paypal account(which is linked to my bank account), but I was wondering if I transfer my money directly through MoneyPak(prepaid card for PayPal) will I have to show the manager my paypal account as well as my bank account, or does PayPal not count?

Administrator answers:

Income and savings are different things. Birthday money is not income either.

im not getting any answers from previous questions and im really confused so pls help
well the thing is they look at all your money on your bank statement, and count it as an “income” if it’s a certain amount, regardless if it was gift money or whatever.

then they act like they’re all “Suspicious” of you just because you now have more money in your bank.

Administrator answers:

Don’t tell about your paypall account, and birthday money.

Just show them your paycheck

but a gift is not an official income.

It’s all about the money you earn with work. Even if you win $1000 in a lottery

John asks…

How do low-income apartments determine eligibility?

Do apartment rentals with income restrictions determine your eligibility based on last year’s tax return, last month’s pay stubs, phone fact checking at your work, D. all of the above?

We’re not trying to cheat the income restrictions anywhere! It’s just that one (out of three) of us is about to get a much better job. Ze can’t realistically afford to pay more than zir 1/3 of the rent, and us other 2 are still broke. We might still qualify for the restrictions even with her new salary, but she hasn’t received an exact salary proposal yet.

I’ll also be getting a new job while we still live there. How do they deal with financial changes for residents,if at all? Only when a lease is up for renewal?
Very useful answers so far. Just to clarify, these are not “sliding scale” apartments, but rather apartments that set upper limits on residents’ annual income to qualify.

Administrator answers:

They check with the IRS.

You have 30 days to tell them of any income changes, not doing so is welfare fraud, a felony.

If your income goes over the limit you simply have to pay the normal rent, the tax payers will not be subsidizing your rent any more. At the end of the lease you have to leave.

From what you are saying it is likely you will be over the limit shortly after moving in, as it is total for the family. You may want to find out what they are going to charge after the welfare payments to them stop, you may find that more then you want to pay. The rent will at least double.

James asks…

My gas bills are high,Any tips on lowering it?

I live in a income based apartment, and this month my gas bill was 130 dollars! Probably because of the snow blizzard that hit in Februrary 1st but thats friggin high! Any tips on having it lowered? Suggestions? Thanks

Administrator answers:

Use sweaters in the home. We do that, and our bills, though not insignificant, are lower than our neighbors.

Ruth asks…

Where can I find a cheap apartment in St. Louis?

I need a cheap apartment quickly (City is OK). I have a cat, too. Are there any subsidized/income based apartments within an hour radius of STL that have a quick (or no) waiting list? Or a cheap place to rent from that is ok with bad credit??

Administrator answers:

Check out http://www.vacancy.com/missouri/st-louis-apartments/ you can adjust the amount that you are willing to pay.

This at least gives you a list of places to try out.
